The 18.18 acre project site is located at 28030 Natoma Road (Assessor Parcel No. 182-10-057). Charles Avenue extends from Natoma Road to the eastern boundary of the project site. Charles Avenue will be widened and extended into the project site within a 60-foot right-of-way ending in a cul-de-sac.
The applicant, Top Elegant Investment, LLC, requested approval of a Tentative Map to subdivide a 18.18 acre parcel into nine lots; which Town Council approved on June 21, 2018. The lot sizes range from 1.03 to 3.34 acres. An open space easement will be granted over the lower portions of Lots 5-9 that include slopes greater than 30% and a tributary of Matadero Creek. Open space easements will also be dedicated along the eastern boundary and over a portion of lot 1 where a significant grove of heritage oaks is located. The project also includes easements for pathways that would provide connections to existing pathways.
